I am concerned that I may break a wire when unscrewing and opening the motor unit to clean it with isopropyl alcohol.

Also don't want to bend or remove springs when changing brushes? Having trouble placing the rubber tires on the metal wheels. Hard to spread and fit in place?

Also having trouble finding a Marklin train shop that sells these parts.

Any suggestions to do these tasks effectively would be appreciated.

The wires should be fine, and in the worst case you solder it back on.
The brush springs can be moved off the brush and clipped on the housing, allowing the brush to come out and be changed easily. Dont forget to put the spring back afterwards.

Sharpish tweezers are good for the traction tires. Sometimes one need to remove a skirting to get at the wheels, and steam locos need to have valve gear removed. Do one side at a time.

Mail order or ebay for spare parts. Eckert Engineering is trustworth and stock most parts, and is on ebay.

For the rubber tires I use a pair of toothpicks to spread them around the wheels. If you have steam engines I would invest in the Marklin tool kit 70900 which comes with the correct metric nut drivers, screwdrivers and tweezers.

This is an old service manual for analogue AC Maerklin. May be it helps too.

not possible. The motor cover is designed to be taken off and the wires are long enough. Try it, it is really easy.
